Every figure here is derived from Maricopa County Assessor public records — the same parcel roll anyone can query. Single-family homes are identified by the Assessor's property-use code.
Unmasking shell LLCs. Big landlords hold homes under dozens of entity names (Invitation Homes appears as SFR JAVELIN BORROWER LP, IH6 PROPERTY PHOENIX LP, and more). We cluster parcels by their normalized mailing address — dozens of shells that mail to one office are one portfolio — and roll known national operators up across their offices.
What counts as corporate. LLCs, LPs, corporations, REITs and institutional landlords. Family, living, and revocable trusts are treated as private individuals, not corporate, and individual homeowners are never named — only counted in totals.
Limits. Records lag reality (a recent sale may not be posted), mailing-address clustering can occasionally merge unrelated owners that share a registered-agent address, and "blocks" are grouped by street + house-number range, not surveyed lot lines. Figures are estimates for analysis, not legal use.
